If you love the Sunriver area but are looking for a little more space, a more rural setting, or simply want to explore what exists beyond the boundaries of the resort, Three Rivers, Oregon deserves a serious look.

Located just south of Sunriver and north of La Pine, Three Rivers is one of those Central Oregon areas that can be surprisingly hard to define on a map — but once you spend time here, its appeal makes perfect sense.

Three Rivers sits among the forests and waterways of South Deschutes County, where the Deschutes River and Little Deschutes River come together and the short, spring-fed Spring River flows into the Deschutes.

It offers something many buyers moving to Central Oregon are looking for: room to breathe, incredible outdoor access, and proximity to Sunriver without necessarily living inside Sunriver itself.

Where Is Three Rivers, Oregon?

Three Rivers is located in Deschutes County between Sunriver and La Pine, primarily west of Highway 97. The U.S. Census recognizes Three Rivers as its own Census-designated place.

But locally, “Three Rivers” can also refer more broadly to the collection of residential communities scattered throughout this forested stretch of South Deschutes County.

That distinction is important when you're searching for real estate here.

You won't necessarily find one traditional Three Rivers neighborhood with a downtown and clearly defined subdivisions. Instead, you'll find everything from established residential communities and smaller forested properties to acreage, riverfront homes, luxury communities and undeveloped land.

And just a few minutes north is Sunriver, a 3,300+ acre residential and resort community surrounded by Deschutes National Forest and bordered by the Deschutes River.

That makes Three Rivers a particularly interesting option for buyers who love the Sunriver lifestyle and location but want to explore different types of property.

What Is It Like to Live in Three Rivers?

This is where Three Rivers really shines.

Life here feels distinctly Central Oregon.

Think ponderosa and lodgepole forests, dirt and paved neighborhood roads depending on where you are, wildlife wandering through, rivers nearby, stars at night, and enough room that your neighbor may not be right outside your window.

Yet you aren't completely removed from civilization.

Sunriver is nearby for restaurants, shopping, recreation and services, while La Pine is just to the south and Bend is accessible to the north.

It's a combination that appeals to people who want rural Central Oregon living without feeling completely isolated.

Three Rivers Real Estate Is Incredibly Diverse

One of my favorite things about real estate in Three Rivers is that there isn't really a “typical” Three Rivers property.

Depending on the neighborhood and location, you may find:

• Smaller cabins and manufactured homes
• Traditional single-family homes
• Homes on larger wooded lots
• Acreage properties
• Riverfront and river-access properties
• Vacant land
• Luxury homes and resort-style communities

The broader Upper Deschutes River area includes private parcels ranging from roughly half an acre to more than 40 acres, which helps explain just how different one Three Rivers property can be from another.

That's also why buyers shouldn't judge the entire area based on one property or subdivision.

Drive five or ten minutes and the setting can feel completely different.

You'll hear quite a few neighborhood names while looking at homes in Three Rivers and the surrounding Sunriver area.

These include places such as Oregon Water Wonderland, River Meadows, Spring River, Fall River Estates, Wildriver and other Upper Deschutes River communities, along with higher-end communities closer to Sunriver such as Crosswater and Caldera Springs.

Each has its own personality, property types and considerations.

Some have HOAs. Some don't.

Some have community water systems while other properties may have private wells.

Some offer river access or are incredibly close to public lands.

That's one reason working with someone familiar with this particular part of Central Oregon matters — two homes with the same Three Rivers mailing area can come with very different ownership considerations.

Living Near the Deschutes River

You can't really talk about Three Rivers without talking about water.

The Deschutes River, Little Deschutes River and Spring River all help shape this area.

Depending on where you live, fishing, kayaking, paddleboarding, floating or simply spending an afternoon beside the river can be part of everyday life.

And then there are the countless lakes, trails and public lands throughout the surrounding Central Oregon area.

For people who move here because they actually want to live the Central Oregon lifestyle instead of simply looking at it out the window, Three Rivers is hard to beat.

Three Rivers vs. Sunriver

This is a question I would absolutely explore if you're considering buying near Sunriver.

Sunriver is a planned residential and resort community with extensive amenities, including miles of paved pathways, recreation facilities, golf, shopping and restaurants.

Three Rivers generally feels more rural and less uniform.

Rather than choosing one because it's “better,” I think it's much more useful to ask how you actually want to live.

If you love the idea of a polished resort community and its amenities, Sunriver may be exactly what you're looking for.

If you'd rather have more variety in property types, potentially more land, a quieter rural feel, or fewer layers between you and the surrounding forest, start exploring Three Rivers.

And plenty of buyers should look at both before deciding.

Things to Know Before Buying a Home in Three Rivers

Rural and semi-rural properties can have a few more moving pieces than buying a house in town.

Depending on the property, you'll want to understand things like the water source, septic system, road maintenance, HOA or road association, internet availability, insurance considerations, wildfire risk, property boundaries and any river or community access.

This doesn't mean buying here has to be complicated.

It just means due diligence matters.

I always encourage buyers to investigate the specific property and use the appropriate qualified professionals rather than assuming that what applies to one Three Rivers home applies to the house down the road.

Is Three Rivers, Oregon a Good Place to Live?

For the right person, absolutely.

If your dream of Central Oregon involves trees, rivers, outdoor recreation, a little elbow room and being close to Sunriver, Three Rivers should be on your list.

It can work beautifully for full-time residents, second-home owners, retirees, outdoor enthusiasts and buyers simply looking for a different pace of life.

But the best part is the variety.

You can tour a cozy cabin in the woods, an acreage property, a riverfront home and a luxury property near Sunriver — all within the greater Three Rivers area.
