Living in Sunriver, Oregon: What Buyers Should Know Before Purchasing a Home

There's something special about Sunriver, Oregon. Maybe it's the towering ponderosa pines, the miles of paved pathways, the Deschutes River winding through the landscape, or the feeling that you're on vacation the moment you arrive.

For some, Sunriver is a favorite family getaway. For others, it's a place to call home year-round. And for many buyers, it's an opportunity to own a vacation property they can enjoy while potentially generating rental income.

But buying a home in Sunriver is a little different from purchasing a home elsewhere in Central Oregon.

Between homeowners association fees, vacation rental considerations, recreational amenities, and property maintenance, there are several things worth understanding before you purchase.

As local real estate brokers serving Sunriver and the surrounding Central Oregon communities, we want buyers to feel confident not only about the home they're purchasing, but also about everything that comes with owning it.

Let's take a closer look!

1. Can You Live in Sunriver, Oregon Year-Round?

Absolutely! While Sunriver is well known as a vacation destination, it also has a community of full-time residents who enjoy everything the area offers throughout the year.

Living in Sunriver means experiencing all four Central Oregon seasons.

Summer brings warm afternoons, bike rides along the pathways, floating the Deschutes River, and evenings spent enjoying the outdoors.

Fall is one of our favorite times in Central Oregon. The crowds begin to thin, the air gets crisp, and the changing colors make the community especially beautiful.

Winter transforms Sunriver into a snowy retreat, with skiing, snowshoeing, and mountain adventures nearby. Mt. Bachelor is a popular destination for winter recreation.

Spring brings longer days, melting snow, and the excitement of another Central Oregon summer just around the corner.

One important consideration for full-time residents is that Sunriver has a mix of permanent residences, second homes, and vacation rentals. The atmosphere of a particular street may change throughout the year.

If you're considering living here full-time, it's worth exploring different neighborhoods and understanding what surrounds the property you're interested in.

2. How Much Are Sunriver HOA Fees, and What Do They Cover?

One of the most common questions we hear from buyers is:

"Does Sunriver have an HOA?"

Yes! Most homes within the Sunriver Owners Association (SROA) are subject to association fees and governing documents.

For 2026, SROA's standard maintenance fee is $172.94 per month, although some properties may have additional assessments or charges. Condominium and townhome properties may also have separate association dues.

These fees help support services and amenities that contribute to Sunriver's appeal, including:

  • Maintenance of roads and paved pathways

  • Snow removal on association-maintained roads and pathways

  • Common areas and parks

  • Natural resource management and forestry programs

  • Community facilities and infrastructure

  • Association administration and reserve funding

Sunriver's governing documents also establish rules concerning property improvements, exterior changes, landscaping, and community use.

Our advice: Before purchasing, review the current association documents, fees, and any additional assessments associated with the specific property.

A beautiful home is important, but understanding the ongoing responsibilities of ownership is just as important.

3. Can You Use a Sunriver Home as a Vacation Rental?

This is a big one, especially for buyers considering a second home or investment property.

Sunriver has an established vacation rental market, and many properties are used as short-term rentals.

However, purchasing a home in Sunriver doesn't automatically mean every property is approved or appropriate for vacation rental use.

Before buying a property with plans to rent it out, you'll want to investigate:

Rental eligibility: Confirm that the property's use complies with applicable county requirements and association rules.

Registration and taxes: Short-term rentals in unincorporated Deschutes County are subject to registration and transient lodging tax requirements.

Property management: Will you manage the property yourself or hire a professional vacation rental management company?

Operating expenses: Consider utilities, cleaning, maintenance, insurance, furnishings, management fees, and periodic repairs.

Rental performance: Look at realistic occupancy, seasonal demand, and operating costs rather than relying solely on advertised rental income.

Something we always encourage buyers to remember is that gross rental income and actual profit are two very different numbers.

A property might generate impressive rental revenue, but the expenses associated with operating it can make a significant difference in the overall return.

If vacation rental income is part of your purchasing strategy, we can help you identify the questions to ask and connect you with the appropriate resources to evaluate individual properties.

4. What Is SHARC, and Do Sunriver Homeowners Get Access?

One of Sunriver's most recognizable amenities is the Sunriver Homeowners Aquatic & Recreation Center, commonly known as SHARC.

SHARC offers aquatic facilities and recreational opportunities that are especially popular with families and visitors.

But here's something buyers don't always realize:

Homeownership, recreational membership benefits, and vacation rental guest access are not all the same thing.

Sunriver offers an optional SROA Membership Program that provides participating owners with enhanced recreational benefits.

There is also a separate Recreation Plus Program designed for eligible vacation rental properties, allowing guests access to certain amenities through the program.

Participation, fees, and access privileges vary depending on the program.

If having access to SHARC, the member pool, tennis courts, pickleball courts, or other recreational facilities is important to you, we recommend understanding exactly which benefits apply to the home you're purchasing.

This is particularly important if you plan to offer recreational access as an amenity to vacation rental guests.

5. What Additional Costs Should Buyers Consider?

When purchasing Sunriver real estate, the purchase price is only one piece of the financial picture.

Beyond your mortgage payment and property taxes, there are several ownership expenses worth planning for.

Home maintenance and seasonal weather

Central Oregon weather can be hard on homes.

Snow accumulation, freezing temperatures, and seasonal temperature changes mean buyers should pay close attention to roofs, heating systems, insulation, plumbing, and general exterior maintenance.

Tree care and wildfire preparedness

Sunriver's towering ponderosa pines are a huge part of its charm.

They also come with maintenance responsibilities.

Property owners should understand applicable vegetation management requirements, defensible space considerations, and the ongoing care involved in maintaining a wooded property.

Insurance

Insurance costs and coverage can vary significantly between properties.

We recommend obtaining insurance quotes early in the buying process, especially for properties surrounded by forested land or intended for vacation rental use.

HOA and recreational fees

In addition to standard association fees, buyers should understand any optional memberships, special assessments, or separate association dues.

Vacation rental expenses

For buyers considering rental income, don't forget to account for furnishings, cleaning, property management, utilities, repairs, taxes, and periods when the property may not be occupied.

Understanding these expenses ahead of time helps buyers make decisions based on the complete cost of ownership.

6. Is Sunriver a Good Place to Buy a Home?

We think Sunriver offers something truly special, but whether it's the right place to purchase depends on what you're hoping to accomplish.

For some buyers, it's about having a peaceful second home where family and friends can gather for years to come.

For others, it's about living in a beautiful Central Oregon community with access to outdoor recreation.

And for some, it's about finding a property that can serve as both a personal getaway and a potential source of rental income.

The key is finding a property that fits your lifestyle, financial goals, and expectations.

Sunriver isn't a one-size-fits-all community, and that's part of what makes helping buyers here so interesting.
